Methodologies applied at Valora

Valora uses three main methods to determine the value of a property. The choice of method depends on the specific characteristics of the property. In some cases, multiple methods are applied in a complementary manner, depending on the type of property and the client’s needs regarding the information required.

Comparable method

This procedure consists of comparing the property to be appraised with other similar properties to determine its actual value. The properties used as references are called market samples. These samples must be comparable in terms of characteristics, represent real purchase alternatives, and be located in nearby areas or areas with similar conditions. Since it is rare to find exactly identical properties, adjustments are made to the price considering factors such as location, surface area, age, and condition. Depreciated replacement value method

This method calculates the value of the property based on the cost of construction.
